Essential Responsibilities:

  • Answer leasing calls and tour prospective prospects any available apartments and community common areas and rent apartments according to the guidelines established by the agency
  • Follow up on prospect leads via phone and/or email
  • Prepare and complete all lease paperwork with future residents
  • Maintain resident documentation
  • Coordinate all marketing efforts to increase/maintain occupancy
  • Build a positive rapport and communication with residents to encourage lease renewals
  • Maintain positive relations with all community vendors
  • Inspect all vacant units to improve turnover quality
  • Responsible for all Move-In and Move-Out Inspections
  • Resolve any tenant conflicts and concerns promptly and effectively and consistently following up on resident requests. Involve your supervisor when necessary
  • Expedite apartment make-readies for future tenants
  • Complete the move-in process in software
  • Completion of move-out and deposit accounting
  • Filing all leases and renewals
  • Compete all paperwork for occupancy inspections
  • Coordinate and be present for all occupancy inspections

Requirements:

  • Professional appearance
  • Must be willing to work on weekends and evenings to show apartments
  • Valid Driver’s License

Qualifications:

  • 2 years or more in Property Management
  • Knowledge of Fair Housing

Computer Skills:

  • Must be proficient in Microsoft Office products and have the ability to use the internet

 

As the Leasing Agent for several properties, you represent Brandywine Agency, Inc., so it is important to present an atmosphere that is inviting to prospects and provide a community that is maintained at the highest level possible for our residents. In the course of the day, you could manage additional tasks not listed above.

The ideal candidate must provide excellent customer service to our residents for assisted Housing and Tax credit properties in the Wilkinsburg area.

Qualifications:
  • Prior Experience: Must have prior experience with HUD regulations, proficiency with project based Section 8, Fair housing laws, apartment leasing and tax credit rules.
  • Technology: Knowledge of Yardi Real Estate Management Software a plus

Responsibilities:

  • Respond to resident and potential resident inquiries. Explain the application process, waiting lists, unit availability, income qualifications and certification procedures to prospective residents.
  • Review applications, update waiting lists, send application status letters, monitor the waiting list in accordance with HUD or PHFA guidelines. Rent the units to qualified individuals on the waiting list
  • Determine resident eligibility and prepare paperwork as per HUD guidelines. Conduct initial certification interviews and annual recertification interviews and sent all necessary verifications as per HUD and Brandywine guidelines.
  • Perform move-in inspections as well as move out inspections
  • Calculate resident rents based on their income, assets and medical expenses
  • Notify residents of increases/decreases in rents and/or utility allowances
  • Have knowledge and prepare with REACs
  • Review and clean files annually
  • Send ‘late rent’ letters and file Landlord Tenant Complaints as needed
  • Print monthly EIV reports and resolve discrepancies

Capable individual who is able to install and do service calls on both residential and commercial HVAC systems.

Responsibilities: 

A physically demanding job involving cleaning out apartments, policing grounds and assisting maintenance technicians.

Maintenance technician will be responsible, under the Direction of the Property Manager, Property Director and Maintenance Supervisor for the overall maintenance of the apartment properties or areas related to the day-to-day maintenance operations of the community.

Responsibilities: 

  • Completion of all maintenance service requests as assigned
  • Complete make ready process of vacant apartments ad directed by the Property Manager
  • Work within expense limits established
  • Schedule and complete the Preventative Maintenance Program
  • Coordinate special projects as directed by the Property Manager
  • Monitor and maintain all building systems as designed
  • Ensure compliance of all work related activities in a fair, ethical and consistent manner
  • Essential duties include but are not limited to:
    • Electrical, plumbing, carpentry, masonry, painting and basic HVAC repairs.
    • Repairing and treating structures such as showers, appliances, doors, cabinets, dry wall and building exteriors, windows and fences.
    • Apartment unit turnovers for occupancy
    • Various flooring solutions from sub floors to finished products
    • Occasional clean outs of furniture, garbage and debris of vacant units.
    • Clean out of units.
