Qualifications:
Prior Experience: Must have prior experience with HUD regulations, proficiency with project based Section 8, Fair housing laws, apartment leasing and tax credit rules.
Technology: Knowledge of Yardi Real Estate Management Software a plus

Responsibilities:
Respond to resident and potential resident inquiries. Explain the application process, waiting lists, unit availability, income qualifications and certification procedures to prospective residents.
Review applications, update waiting lists, send application status letters, monitor the waiting list in accordance with HUD or PHFA guidelines. Rent the units to qualified individuals on the waiting list
Determine resident eligibility and prepare paperwork as per HUD guidelines. Conduct initial certification interviews and annual recertification interviews and sent all necessary verifications as per HUD and Brandywine guidelines.
Perform move-in inspections as well as move out inspections
Calculate resident rents based on their income, assets and medical expenses
Notify residents of increases/decreases in rents and/or utility allowances
Have knowledge and prepare with REACs
Review and clean files annually
Send ‘late rent’ letters and file Landlord Tenant Complaints as needed
Print monthly EIV reports and resolve discrepancies

Maintenance technician will be responsible, under the Direction of the Property Manager, Property Director and Maintenance Supervisor for the overall maintenance of the apartment properties or areas related to the day-to-day maintenance operations of the community.

Completion of all maintenance service requests as assigned
Complete make ready process of vacant apartments ad directed by the Property Manager
Work within expense limits established
Schedule and complete the Preventative Maintenance Program
Coordinate special projects as directed by the Property Manager
Monitor and maintain all building systems as designed
Ensure compliance of all work related activities in a fair, ethical and consistent manner
Essential duties include but are not limited to:
Electrical, plumbing, carpentry, masonry, painting and basic HVAC repairs.
Repairing and treating structures such as showers, appliances, doors, cabinets, dry wall and building exteriors, windows and fences.
Apartment unit turnovers for occupancy
Various flooring solutions from sub floors to finished products
Occasional clean outs of furniture, garbage and debris of vacant units.
Clean out of units.
